At Target Housing, safe and well-maintained homes are central to the support we provide. Behind every repair, inspection, refurbishment and emergency call-out is a dedicated Maintenance Department working hard to ensure tenants have somewhere safe, secure and welcoming to live.
Our Maintenance Department is made up of 54 colleagues, including our Administration Team, Maintenance Operatives, Voids Team, Health & Safety Inspectors and management colleagues. Together, they maintain 1,014 properties across Yorkshire, the Humber, Nottinghamshire and Derbyshire.
Their work often happens behind the scenes, but its impact is felt every day by tenants, support staff, landlords, neighbours and communities.

Three teams, one shared purpose
The department is made up of three key teams who work closely together to keep Target Housing properties safe, compliant and well maintained.
The Administration Team is often the first point of contact when a repair is reported. They handle tenant repair requests, neighbour queries, complaints, landlord liaison and repairs identified through routine inspections. The team triages each request, assesses the level of urgency, schedules appointments, liaises with tenants, support staff and contractors, and works closely with the Day-to-Day Repairs Manager to ensure jobs are completed efficiently.
The Day-to-Day Repairs Team delivers both planned and reactive repairs in occupied properties. Led by the Day-to-Day Repairs Manager, the team responds to a wide range of issues, from emergency repairs and heating problems to general repairs and works identified through quarterly Health & Safety inspections.
The Voids Team plays a vital role in preparing empty properties for new tenants. When a property becomes vacant, the Voids Manager carries out a full inspection and prepares a schedule of works. The Voids Administrator then coordinates the refurbishment programme, allocating jobs to the appropriate operatives and ensuring the property is ready for its next tenant.
This work can include joinery repairs, decorating, new flooring, furniture replacements and general refurbishment. Before a property is handed over, the team also ensures gas, electrical and compliance requirements have been met, so every tenant moves into a home that is safe, clean and ready to live in.

Responding when tenants need us most
No two days are the same for the Maintenance Team. On any given day, colleagues may be responding to an urgent repair, making a property safe, resolving a heating or boiler issue, completing general maintenance, or carrying out work identified during routine Health & Safety inspections.
The team also supports the upkeep of outdoor spaces, including removing fly-tipped rubbish and managing overgrown gardens where needed. Wherever possible, tenants are encouraged to look after their own outdoor spaces as part of developing independent living skills and taking pride in their home. However, where a garden or outside area begins to affect safety, neighbouring properties or the wider community, the Maintenance Team steps in to help keep homes safe, clean and welcoming.
Target Housing also provides a 24/7, 365-day emergency out-of-hours service through a trusted national provider. This ensures tenants can report emergency repairs that cannot safely wait until normal office hours. Qualified tradespeople attend to make the property safe, with any follow-up or permanent repairs then completed by our in-house Maintenance Team as soon as possible.
